Charleston Is the Number One New Construction Market in America

The Charleston-North Charleston metro just took the top spot nationally, and for once the new houses are cheaper than the old ones.

Charleston-North Charleston ranked first among the 100 largest metros in the country for new home construction, scoring 84.7 out of 100. Greenville-Anderson-Greer came in second, which means South Carolina holds the top two spots.

The number that jumps out is the price gap. The median list price for a new home here is $443,273. For an existing home it is $504,832. New construction is running 12.2 percent below existing homes, the strongest new-build price advantage in the top ten markets.

That is backwards from how most people assume housing works, and it matters. It means a family moving here can buy new for less than they can buy used, which pulls buyers toward the subdivisions going up on the edges rather than the older housing stock closer in.

Where the ranking comes from

The 2026 methodology weights new construction's share of listings at 33 percent, the new construction premium at 33 percent, the climate risk difference between new and existing homes at 17 percent, and market hotness at 17 percent.

Eight of the top ten metros are in the South. Six are in North or South Carolina. Charlotte is the largest metro in the top ten. The factors cited for why the Carolinas dominate are more permissive zoning, less restrictive building codes, lower land costs and the presence of major research universities.

What it means if you own a business here

Rooftops are the whole ballgame for a local service business. A new subdivision is a few hundred households that have never heard of your dental practice, your HVAC company, your pizza place or your gym. They are all shopping for those things at once, in the same six-month window, because they just moved.

The catch is that new residents are the hardest people to reach through word of mouth. They do not have a neighbor to ask yet. They have not driven past you a hundred times. They are searching cold, or they are opening whatever shows up at the house.

This is the single strongest argument for direct mail in a market like ours. A new household in a new development is findable by address before it is findable by any other method, and it is at the exact moment when it has not chosen anybody yet.
